On boarding procedure: After initial contact with clients, a scheduled meeting will be setup to discuss the project either at the client’s location or in our office. After client agrees to move forward with planning there will be a contract generated and a payment schedule for the services requested by the client. Once the contract is signed by the client Drafting Concepts will provide a projected schedule and timeline to complete the plans requested.
Architectural Design: This is a “from scratch” process and we will first listen what client’s desires are so we can apply this into the architectural design if at all possible and then if desired from the client we will give the best input that we can provide from our expertise. Any time within the design process the client may feel free to contact us and share their progressive thoughts or ideas so we can apply them and therefore creating a more desirable plan. Initial or preliminary plans will be created and then Drafting Concepts will contact client to meet and discuss the preliminary design. From this meeting we will make revisions as desired and then move forward to working drawings for bidding and construction. Final product is a bid/permit/construction-ready set of drawings that includes all floor plans, exterior elevations, roof plan, cross sections and other items per contract. We also provide signed and sealed plans if requested by your code official or township.
Architectural Drafting: If you have existing sketches and/or drawings, we can create CAD documents with little or no design input if that is preferred.
REScheck Energy Calculations: This is not typically required for building permits. It is software that calculates whether or not your project meets the criteria established by the PA State Energy Code. Others such as a lumberyard may also be able to provide these.
Site Evaluation/Orientation: Finding/having a lot is critical before the design process begins. If you own a lot or are looking at lots for new construction, we’ll meet with you onsite to determine the various elements that should be considered. Elements such as the view, if it’s a walk-out/look-out/full basement lot, setbacks and easements, tree coverage, where the utilities enter the lot, grades and drainage, plus covenants or other restrictions the city or developer may have that could impede design. We typically like to see the lot and include this with the Architectural Design service, this avoids a host of issues later on.
Electrical Plans: Electrical plans are most often required by the code official. We will provide these if needed, typically to code minimum and If you decide you want extra electrical devices above and beyond the code minimum, we’ll provide electrical layouts showing device locations. This will help the electrical contractor to provide a more accurate bid.
Mechanical and Plumbing Plans: These are typically best generated or provide by the installer for the fact of market variables available. We can provide these thru 3rd party designers if desired.
